Operational questions for student housing owners

Student housing behaves differently from conventional apartments: demand moves on the academic calendar, leasing happens per bed, and the whole building turns in the same few weeks. Ask any prospective manager these questions.

Leasing and calendar

How do you structure lease terms around the academic year. When does marketing for the fall move in cycle start. What happens to beds that have not leased by the start of term, and is there a plan for shorter term or mid year fills.

Bed level operations

Is occupancy tracked and reported per bed, not just per unit. How are roommates matched and by what criteria. How are joint leases handled when one resident leaves early, and who is responsible for the arrears of one bed in a shared unit.

The summer turn

How many moves out and move ins can your team complete in the turn window. How are units inspected, repaired, cleaned, and photographed between residents. What is the plan when a repair is discovered mid turn with a move in date fixed. Ask how they sequence work orders when the whole building turns at once.

Reporting

Ask for a sample of the weekly leasing report during peak season: inquiries, showings, applications, and leased beds against the same week last year. Bed level arrears and pre leasing pace are the two numbers that warn you earliest.
