Co-living management
Co-living is our core work
Co-living buildings run on room-level leasing, house compatibility, and shared-space standards. This is our core specialty, not a sideline.
What changes in co-living
- Revenue is per bed, so one empty room changes the economics
- Turns happen room by room, mid-building
- Common areas and house rules need daily attention
- Pricing is by room type, not by building
Management scope
Room-level marketing and leasing, resident matching, room turns with shared-space refresh, house standards, rent collection by bed, and statements that show physical units separately from rentable bedrooms.
Reporting
Occupancy by room type, open beds, and pricing by tier. Asking rents are labeled as asking, and estimates are labeled as estimates.
