What are Ecco’s three products?
We are a property management company with three distinct products: co-living (furnished rooms with utilities and Wi-Fi included, from $1,000/mo), student housing (furnished rooms near USC and UCLA with academic-year friendly leases), and traditional apartments (unfurnished units with standard leases where you set up your own utilities). Each product has its own services and pricing.
What does all-inclusive pricing cover?
For co-living and student housing, one monthly price covers rent, utilities and Wi-Fi — with no surprise fees. Traditional apartments work differently: standard leases with utilities set up and paid by the resident.
Are the homes furnished?
Co-living and student homes come professionally designed and fully furnished, including common areas — just bring your suitcase. Traditional apartments are unfurnished so you can make the space your own.
How much does co-living cost?
Co-living rooms start from $1,000/mo depending on the neighborhood and room type — shared rooms are the most affordable, private and master rooms are priced higher.
What room types can I choose from?
Most co-living homes offer shared rooms, private (deluxe) rooms and master suites with private bathrooms. Traditional apartments range from studios to 4-bedrooms, unfurnished.

What is co-living, exactly?
You rent your own room in a beautifully designed apartment and share kitchen and living spaces with screened housemates. It is the easiest way to live well in LA for less.
Do you offer traditional apartments too?
Yes — from studios up to 4-bedroom apartments. Traditional units are unfurnished, come with standard leases, and utilities are set up by the resident. You still get Ecco’s professional management and fast maintenance.
What happens if something breaks?
Submit a maintenance request and we track it to resolution — fast response is one of our core promises.
Which neighborhoods can I live in?
Hollywood, West Hollywood, Westwood, Culver City, Studio City, Burbank, Toluca Hills, near USC, and more.
Can I move between Ecco homes?
Flexible leases make it easy to experience different neighborhoods as life changes — talk to our team about transferring within the Ecco portfolio.
Applying & Screening
How does the application work?
Everything is online. Every resident passes background and credit screening — it is quick, and it keeps the community safe.
I am an international student. Can I apply?
Absolutely. International documentation is accepted, and we house students from around the world near USC and UCLA.
How flexible are the leases?
We offer flexible lease lengths, so you can stay short-term, long-term, or move between Ecco neighborhoods as life changes.
Tours & Moving In
How do tours work?
You can tour virtually from anywhere in the world or book an in-person visit. Schedule directly from the availability page.
How fast can I move in?
Co-living and student rooms come furnished and connected, so move-in can happen as soon as your application clears — often within days. Traditional apartments are ready on your lease start date.
What do I need to bring?
For co-living and student housing: your suitcase — furniture, Wi-Fi and utilities are already handled. For a traditional apartment: your own furniture, and you will set up utilities in your name.
