This Privacy Policy explains how Ecco Living (“Ecco Living,” “we,” “us”) collects, uses, and shares information when you visit eccoliving.co or contact us about a rental home.

1. Information we collect
Information you give us. When you fill in a form, request a tour, apply, join a waitlist, or email us, we collect what you provide — typically your name, email address, phone number, and message, and for applications, the information the application asks for (which we collect through our property-management system; see “Who we share it with”).
Chatbot conversations. If you use the chat assistant on our site, we store the conversation text, the page you were on, and your IP address, along with any preferences you mention (for example, budget or move-in date) so we can help you and follow up. We use this information to answer your question and route it to the right person; we do not use it to make rental-eligibility decisions. Please don’t share sensitive personal information (such as a Social Security number or financial account details) in the chat.
Information collected automatically. Like most websites, we automatically collect IP address, browser and device type, pages viewed, and how you interact with pages. We collect this using cookies and similar technologies — see Section 3.
2. How we use information
We use it to:
- respond to your inquiries and schedule tours;
- process applications and manage tenancy, including through our property-management system;
- send updates about listings, availability, and your inquiry (you can opt out of marketing email at any time);
- understand how visitors use our site so we can improve it;
- keep the site secure and prevent abuse; and
- comply with legal obligations.
3. Cookies and analytics
We use cookies and similar technologies for two purposes: making the site work (for example, remembering your cookie choice and keeping forms secure) and understanding use of the site.
Our analytics and advertising tags do not run until you allow them. When you first visit, we set everything to “denied” by default. If you choose Accept in our banner, we enable:

Microsoft Clarity is configured to mask sensitive content, and it does not load at all unless you accept.
We also store your cookie choice in a first-party cookie named ecco_consent for 180 days, so we don’t ask every visit.
If you choose Reject, these tools stay off and we record only an anonymous, cookieless signal that a visit occurred. You can change your mind at any time by clearing your browser cookies for this site (the banner will reappear) or by using your browser’s cookie controls.
Global Privacy Control. We honor the Global Privacy Control (GPC) browser signal as a request to opt out of the sharing of personal information for advertising.
We use Google Maps on some pages; loading a map sends your IP address to Google. We serve fonts from our own servers, so loading a page does not send your IP address to Google for fonts.
4. Who we share it with
We share information with service providers that help us operate, under contracts that limit their use of it:
- Our property-management system (AppFolio) — applications, tours, leases, and resident records. When you apply or book a tour, you may leave our site and continue in AppFolio, which has its own privacy notice.
- Google — analytics and advertising, as described above (only if you accept).
- Microsoft Clarity — site-usage analytics (only if you accept).
- Email marketing (Mailchimp) — if you subscribe to updates.
- Website hosting, security, and content delivery (our hosting provider, Cloudflare, Jetpack) — to run and protect the site.
- Our CRM (Houzez) — where inquiries and leads are stored so our team can follow up.
We do not sell your personal information for money. California law may treat the use of advertising cookies for cross-context behavioral advertising as “sharing”; you can opt out of that by choosing Reject in our banner or by sending the GPC signal.
We may also disclose information if required by law, to protect our rights or safety, or as part of a business transfer.
5. How long we keep it
We keep inquiry and lead records for 24 months after our last contact, chat transcripts for 24 months, and application/tenancy records for as long as needed to manage the tenancy and meet legal, tax, and insurance requirements. We then delete or anonymize them.
6. Your privacy rights
California residents. Under the CCPA/CPRA you have the right to know what personal information we collect, use, and disclose; to access and delete it; to correct it; to opt out of its sale or sharing for cross-context behavioral advertising; to limit our use of sensitive personal information; and not to be discriminated against for exercising these rights. We honor the Global Privacy Control signal as an opt-out of sharing. To make a request, contact us at privacy@eccoliving.co. We will verify your request before acting.
Other U.S. states. Residents of states with comprehensive privacy laws may have similar rights to access, correct, delete, and opt out. Contact us and we will honor applicable rights.
If you are outside the United States, we process your information in the United States. Where required, we rely on your consent (which you give by accepting our banner or submitting a form) or other lawful bases.
7. Security
We use reasonable technical and organizational measures to protect information, including encryption in transit and access controls. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Children
Our site is intended for adults. We do not knowingly collect personal information from children under 16. If you believe a child has provided information, contact us and we will delete it.
9. Changes
We may update this policy. We will post the new version here and change the effective date above.
